Buying Property with Lead Paint - Suggestions?

New to the real estate game here and came across a property that has tested positive for lead hazards - after working the numbers, including rehab costs this property would work out well for my first investment - all contingent upon the lead issue of course.

However, I am really unsure on the approach to investing in properties that have been deemed unsafe by the County Board of Health. What all does lead abatement entail in terms of fixing it as an investor? What would I be legally bound to and do I need to use a licensed contractor to do the abatement, or could I perform it myself through encapsulation/wet sanding with HEPA filter? Are these kinds of properties generally avoided completely? Would love any insight/recommendations!

Thanks and excited to explore the BiggerPockets community and learn as much as I can.
