Student housing, yay or nay???

Hello,

My wife and I have been talking about starting to invest in real estate. We want to start out small with just one or two rentals and then increase. We live in Gainesville, Fl. So I’ve thought about rentals near UF and marketing it student housing. Has anyone had experience with focusing on rentals geared towards student housing?. We are also looking into maybe doing a rental that is marketed to traveling nurses as we have a pretty big hospital network. Any advice is welcome.

 I see a lot of rentals in Lawrence, KS (Kansas University) the money can be really good, especially if you have a nice place within walking distance of the campus. Most of them are rent by the room. Just understand that these kids will party hard and occasionally you will have to replace windows, drywall, who knows. Just make sure their parents are tied into the lease as well so that they are on the hook.
