Lender & Investor??

Question

Just a question that may have been covered previously.

How do you pitch a deal to a private lender, who is also an investor themselves, without the fear of them "stealing" the deal.  Or does this not come into play?

Not all of the investors are going to take advantage. I believe it is best to test them early. If they want to cheat it is better you learn now and stop dealing with them.

If you can count on them with an early deal then when you really need them to come through you will know what you are dealing with.

Correct.

There is an exception. You might not be very good at securing the deal. If what you need from the investor/lender is help putting the deal together then it could be best to speak up before you agree the terms.

If they steal from you then make sure it is the last time they do so. Most seasoned investors are not going to steal what is really your deal. Now, just because you know it exist does not make it your deal. Some people confuse an ad in the paper that they once read with have a deal all sown up.

Many of the private lenders who have been investors for some time are looking to slow down a bit. They made some money and are only too willing to let someone else do the hard work. They are happy lending and otherwise not chasing deals.

Well that makes sense.   So basically your lender can become your client, if they like the deal for themselves. and as long as you already have it under contract.

get the property under contract so far under value that no matter what happens you can turn around and wholesale it to another investor.
