flood zone homes?

I am looking at homes / multifamily in Houston.  30 % of the city is in a flood zone.  is it best to avoid those areas or would it be considered worth the risk if the deal was good?

Depends how good, ARV diminished when in flood zone. See if it was flooded during Harvey.

Check what it will cost to add flood insurance with your insurance agent. Subtract that number on top of your other expenses from the rent to get your cashflow. If it is still cash flowing, I would do it.
