Renting out parking spots.

Just bought my first commercial property. I have a fairly large parking lot.  The pizza place across the street has expressed interest in renting out parking spots. I have no idea on how much to charge. They have only street parking. Semi rural Minnesota town.

Any advice would be greatly Appreciated!
