New Rental Build: How to make it durable and cost efficient

Hi all, I have some rural land that I can parcel off outside of town to make a rental property.  I was thinking of doing a duplex with 2 bedrooms and 1 bath in each.  It has to be on a 3-acre parcel, so I was going to do a ranch with no basement. 

What are some things I should think about when designing and building it, materials, layout, etc...
