Rental without Rehab

Hi everyone, I'm looking into investing in my first property and interested in holding long term for rental. I was wondering if others have found rental properties that don't need rehab. I looked at a property the other day that needed minor work and it had 15 plus offers after a few days on the market. Based on investor calculations (2 percent rule, double rent rule, and others I've read about), I suspect that a person looking to buy the home to live in will always be willing to pay more than an investor. Is it possible to find minimum rehab properties for the right price? Thanks!
