Where to find JV partners?

Hi all,

I’m fairly new to investing. My husband and I have two properties in Ontario, Canada. Our market is super expensive and lending rules are MUCH more difficult. We’re looking to branch into the US but we just don’t have the time and resources to be dealing with contractors, doing renovations, etc.

We have more than enough funds and would like to “recycle” our money.

Im curious though - are there still JVs out there who will do the work, and we do the financing / provide funds?

Or does everyone just find their own private lenders now and do it themselves?

Any tips would be great!

There are investors everywhere looking for money partners. Advertise, but do so in a limiting way. Do not advertise to everyone, be selective and target the reputable investors. Walk successful projects with them.

There are many investors out there with deals looking for funding, start with social media, just make sure you vet the deal and investor as there are many scammers out there!

Are you wanting rentals with double digit net caps? Or  are you wanting to fix the property get it rented then flip to an investor? Either way I have extensive experience ( having done about 500 ) in the Cleveland markets. I have a huge network of buyers that want rentals. I also have about 30 contractors, with PM in place. If you want to fund the deals, on avg about 90k, I can then flip them to investors and we split up the profit. I have unlimited deals, and title co in place. All you do is fund I take care of everything else

Me and my team almost exclusively jv with investors. We operate in Southern California. Not the best landlord state, so we focus mostly on flipping homes.
