One of the best things you can do is attend local real estate investment associations. Find who the wholesalers are and offer to take them to lunch or for coffee.

During the meeting, seek to learn their story and how they operate as wholesalers. Some might have business opportunities or be willing to help you along. 

You've already taken action by reaching out on this site. Someone from New Jersey could respond and point you in the right direction.
