How to find clients

Question

Hi, I'm currently working at a brokerage where it's only me and my boss, he wants me to start doing cold calls to get clients but I think there has to be other ways to contact potential sellers, any ideas? Thank you so much!

Open Houses and Door Knocking is the best way to generate clients. You are literally in a setting where people are more inclined to talk about real estate. All you need is a conversation going on, and you can ask if they know of anyone or if they are interested in buying or selling

He hired you to do cold calls and you do not want to do cold calls?

Maybe try it on for size for a week.

Look at you tube cold calling and telemarketing for some hints.

Try to make 700 calls in 6 hours--that's about one every 30 seconds.

Hotshot telemarketing places use auto dailers that dial tons of numbers at once, and then connect only the answered phones with the sales people.

Pumping out 700 dials a day manually for a week should get you some business--if you know how to close the customer on yourself.

What kind of clients are you looking to get? Sales? Investors? Commercial or Residential?

Cold calling is a legitimate process. There are still people that have been in real estate for 30+ years that are extremely successful and they still cold call. The more you do it, the more successful you become.

But it's only one way. You could door knock. Join groups and network with new people. Direct Mail marketing. Billboards. Radio ads. The list goes on.

One of my favorite techniques: getting referrals from your existing friends. You basically create a list of 50 people that know, like, and trust you. Contact them every month, preferably in person but a phone call also works. For the first three months, you just check in and strengthen the relationship, get information from them like birthdays, anniversary, etc. On the fourth month, you end the conversation by asking if they know anyone looking to buy or sell and tell them you would appreciate the referral. If done consistently, you should get about 75 referrals from those 50 people. There's an entire program built around this system.
