what loan should I get

I just got the steal of the century, its a 1500 sq ft house w/1.5 acres in orchard park ny, (one of the best suburbs of Buffalo) for 88k, the land alone is worth it. The house needs a kitchen, some flooring, 6 windows and a bath room --theguy was trying to do a flip and it got forclosed. Anyway, i need around 25k to get it where i want this place. What kind of loan can
I get that includes rehab. I do not think Im eligible for a 203k loan since my current house has a VA loan and I could not put a contingent offer on the house pending sale of my house. also, is there anyway I could get in there to do repairs before the close date? Probably not Im assuming--0just wondering if anyone knew tricks on how to be able to.
