Upstate New York College Rentals

Hello everyone, I'm looking for advice on investing in the areas around Marist College (Poughkeepsie, NY), SUNY Oneonta (Oneonta, NY), and Binghamton University (Binghamton, NY).  I would love to get some feedback or a chance to hop on a call and connect with agents and experienced investors who know these areas well.

I'm specifically interested in single-family properties and wonder if anyone has had success in this market with similar investments. What are some of the potential challenges I should be aware of? Are there any up-and-coming neighborhoods or areas that I should keep an eye on?

I would appreciate any advice or insights that you can offer. Thank you in advance for your help!

Hi chris.  
I would first go to each of these towns and see the area. See what’s going on and see where you feel most comfortable. I’m not saying comfortable moving or living but investing your hard earned capital. I moved from Long Island to the Hudson valley almost 20 yrs ago for a teaching job.  For the last 13 years I have been buying rental real estate.  I own a lot next to Marist, Vassar college. I also owned next to mount saint marys in Newburgh. In all my real estate I never had college rentals.  Just my own personal preference.  Some people might say I am losing money but the hospitals are growing and everything around here is exploding and I have had a 2-3 percent vacancy since I started.  Rents are very good I feel.  If you end up visiting the Hudson valley reach out. I will give you a quick tour of the area or meet you for coffee
