Wholesaling in Miami

Not that long ago I started wholesaling, I struggle to generate leads because I don't have a car to D4D, nor do I have much capital to market. I was wondering what would be the best lists to pull to generate good off market leads and what would be the best areas to wholesale in Miami. I was also curious to what formula should I use. 70% or higher? Many people online say the 70% formula. I hope to be able to get my first deal this Summer and excel in real estate. Any tips are appreciated and if you want to connect I'd be more than happy to.

 My best performing list down here is probates. 70% is a good rule of thumb depending on the city . Some are easier to work with than others and investors are willing to pay a bit of a premium for that.
