$100K in Capital, Where to Start?!

I'm in the fortunate position to have $100K in capital from a family partnership and looking to lean into real estate. I'm a licensed architect with my own LLC and have house-hacked in the past; so I have working knowledge of the process, but not the start-up. I'm leaning towards rentals, but looking to learn the best way to maximize this windfall in the interesting market we are in.

Open to any and all suggestions!

If you are able to invest locally just keep rinsing and repeating the house hack strategy till they won't give you another owner-occupant loan. You can build up a decent portfolio through house hacking.
