Alternative to 25% down?

Investing in our first property: we have 125k from a HELOC we plan to use to invest in our first STR. Per our broker, we now have to place 25% down with a rate around 8.6 for a 3 year prepayment penalty DSR.

The market we are looking at is around 315k, given for a “mostly” turnkey property. This would leave us a very small amount for furnishing, and minor changes. 

My husband is a contractor and we could “flip and hold” a property. I am told these types of loans are hard to get. 

Advice on how to put less down would be awesome!
