401K for Down payment

Hi BP family! I have an old 401K with 25K in it. I'd like to use it towards a down payment on a property. Can anyone lmk if this is a viable option? If this isn't, I would then have to sell some of my stocks investments. Any info is appreciated.

I had past clients use their 401k Money but I think they had to move it to a self directed IRA of some sort. It can be tricky unless you talk with an expert. Even if you pay a penalty for early removal of the funds it may still be worth doing based on the ROI you can get from REI and the ROI you are getting from your 401k.
