Making my first BRRRR investment

Hi everyone,

I'm new to real estate investing. I've been reading and researching a lot on the topic and my plan is making an all-cash offer for a house that I can BRRRR (available capital of ~$200K). I live in NYC where RE is very expensive so I'm looking to become a long-distance investor (which makes it more challenging). I've been looking at properties in the south - NC, SC, northern FL. My preference is FL as it's the state I'm most familiar with. I'd like to learn: (a) which cities/areas are good for a BRRRR method, (b) good sources to find distressed homes and (c) any tips on making long-distance investments. Any help is very much appreciated!
