Transition to new tenants.

I have a multifamily, and luckily both tenants stayed for two years, but the upstairs tenants are leaving. I found a new tenant quickly, but I'll lose a month's rent due to the transition. Is there a strategy to transition tenants (make sure the property is clean etc, get all the paperwork set up) and not miss a month? Thanks

@James Liess If it was repairs schedule any repairs for immediate start at vacancy. Also avertise anticipated Vancancis.
