AIRBNB inquiry for newbie

Hi,

I hope you are doing well. 

Objective: I am looking into starting a airbnb business, specifically single family residence. I am very new to this. 

Opinion: I feel like there is way to much competition in durham, but believe this is a great place as it brings in a lot of people because of duke, hospitals, and the city/tech culture. 

Question 1: Should I look into less competitive markets/maybe rural areas in NC, if so which are good ones. 
Question 2:  When determining the area, what factors should I look into (Specific occupancy rate range, attractions, airports etc.

Question 3: Should I do arbitrage if I am new to this - I have the capital to purchase a property/get a loan but the decision depends on the on the risk and experience level.
