New Property Manager struggling to find clients

Hello need some advice on how to get investor clients in Williamson and Travis County to trust me managing their properties. I have a really small niche I only do multi unit residential and commercial leases need Ideas on where to prospect for clients. I've been in industry for 12 years and licensed for 7years, but I'm still finding it difficult to get my feet into the management realm.

As a property management company trying to grow, I suggest:

1. Having a highly organized and easy to understand description of services offered and a multi-tiered pricing structure available for any agent or property owner who inquired.

2. Offer a generous agent referral fee

3. Offer first lease renewal free on any door put under your banner.

4. Do what you say, and get your current clients to write reviews on your behalf.
