Reinvesting Cash Flow

Is it better to pour the cash flow back into the same property towards the loan principal or is it better to place in a savings for the next property?

My thinking is that placing in a savings would allow for quick available cash for an opportunity, if it were to arise; whereas, putting it towards the loan would force you to refinance to get the cash - slowing down the process and possibly missing out.

So a savings would be better, correct?
