When dealing with wholesalers or birddogs

Question

How much info should these people have? I would assume at the very least they'd give me an address, some rough numbers, and I'd have to see the property right? what else should a wholesaler be able to provide?

If someone is interested, we'll setup a time to meet at the house, yes. I ask that they do not bother the individuals in the home, without me present. (if there are people there)

Id tell him, "Im here to make money with you, not to steal your deal. To do that, Im going to need to get the details, and see the home." Tell him you wont go near the place without him. (Thats up to you though)

I give the address, amount of any mortgage(s), number of bedrooms and bathrooms, the square footage, cost of taxes and insurance, type of heating and air, comps from the area, and a list of recommended contractors, electricians, etc. that I know personally. I take digital photos of the inside and outside of the property as well. This is all sent to the buyer(s) in an email, or snail mail if they prefer.

My major buyers are 1-2 hours away, so I give them a good idea of what they're getting into before they make the trip. I send it to all buyers though.

Do you show them the property, or arrange for them to see it? I mean they must wanna see for themselves right?
I got a wholesaler (the first one I've met who actually sounds like he knows what he's doing) with a decent deal, but it is almost an hour away. A little far, but lakeside so I may take it on in the heat of the summer. I obviously have to do my own homework on it, which absolutely includes me checking it out in person and running my own estimates on repair and comps, which is what youd expect any investor to do right? 
He seems a little tight with info, maybe because he may not have it under contract, and thinks I might jump on his deal? I dont know. I mean I'm certainly not looking to burn any bridges, especially if I actually find a good birdddog/wholesaler, but he doesnt really know me from a hole in the wall.
