Where should I offer deals I have to pass on?

Hi everyone. I'm getting close to military retirement and have decided to transition into the real estate industry. I am opening a  property management firm as a segue because it is an area where I can apply the discipline and interpersonal skills that I picked up as a Soldier. On the investing side, I will be hunting for sellers open to seller financing because that's what I can afford right now.

I'll be looking for opportunities in the Prince George County/ Anne Arundel area. I am bound to find predominantly deals that are beyond my capital means and don't make a good fit for seller financing. What type of investor should I contact with these deals? I think a wholesaler might be receptive, but I'm not sure. Does anyone have any suggestions for a specific firm, agent, or investor that would want to meet and discuss details, (someone with a good reputation in the industry?)

@Scott Grimes I would join all the local Facebook group and market them there. You can also post them in the BP forums classified section, but you'll get more views in the local FB group. It's a great way to grow your buyers' list.

Also, I recommend hosting a local meetup so you can connect with more local investors. It will be small at first, but thats ok.

I would be happy to take a look at any deals that you come across and give an opinion. We have a pretty large network of cash buyers, but I could also talk through with you if the numbers make sense, exit strategy etc.

Why can't you list them as a real estate agent/broker and make a commission off the sale?
