Starting out in Buffalo looking for a Mentor
Hi I'm Hong and I'm looking to invest in rental properties in Buffalo. Also, I'm a Canadian finishing up my PhD in Rochester.
I've saved up about $70k which should be enough to buy a duplex with 25% down and provide a decent reserve. I'm close to making an offer on a property and I've figured out the financing. However, I'm not too familiar with the city and I was wondering if anyone would be interested in mentoring a new guy starting out.

You don't need a mentor you need an investor focused agent. They will have business systems to protect you and make sure you get into a good property. They will have a property manager, contractor, insurance broker, home inspector, lawyer, etc... on demand and will have 2-3 referrals for each category.
If you talk to the right investor focused agent they will have cash on cash returns broken down by micro market and will tailor your goals to the market.
