Feedback on Offer Letter

Hi BP! First time posting. After some searching, I believe I have found my introductory real estate investing avenue - vacant land. My goal is to find great deals on land in my area by mailing motivated sellers. I just drafted the letter (took some advice from a similar post) and would really appreciate some feedback:

Hi NAME,

My name is Daniel Correia. I’m a local resident looking to buy/invest in vacant land. I keep up to date with property in the area, and noticed your vacant property on STREET_NAME Street. I am mailing you to see if you have interest in selling your land. If you are, I’d love the opportunity to speak to you about your land and potentially make an offer. My offer would be:

• Cash
• Be able to close within the month
• No cost to you (No commissions, surveying, etc.)
