Rent rate increases in lease agreement

Hello all,

I was hoping to get some opinions on how do you typically raise rents naturally? Is it "normal" to include a percentage increase or fixed amount increase in the lease agreement? If rent increases are not included in the rental agreement how does one increase rents year over year to keep up with inflation and market changes?
