Property mgr company has general contractor?

Question

I noticed that there are some property management companies that have a general contractor on staff.

In your experience what are the pros/cons of that vs. picking a contractor myself?

Their contractors are typically more expensive than one you would find. Let them use their own crew, they are familiar with how they work, and typically reliable.

@Theresa Harris nailed it.   Not much to add after that.   You are paying them to manage the property and you want great service which includes pricing and having your property at the top of the list.   PM's who have some sort of in house or separate maintenance company they own can usually keep the cost reasonable and make sure your tenants and you are not waiting weeks to get the job done. @Doug Davis good luck

@Doug Davis look at it from the other option of doing it yourself:

1) How are you going to find trustworthy contractors?

2) What are the chances you hire a questionable contractor who:- doesn't show up on time- refuses to deal with tenants- drags the completion out- won't send proof of completion- does poor quality work, because they know you have little to no experience- refuse to come back and fix anything under warranty

Pros: they have a trusted person to do the repairs (assumes the person is good).  For the PM, they can make more money adding in overhead.

Cons: they could be charging you more for repairs
