What is the best way to find a whole saler? How to vet a good one?

Hello all,

We have finally decided to go for our first flip.  Looking for a wholesaler(s) to help locate potential properties.  What are some ways to find a good wholesaler, and what would you look for when deciding to work with one?

A good wholesaler is transparent, not vague. They vet you in the same manner that you would vet them. If I were you, I would be subscribed to as many wholesaler lists as possible to see what is out there.

Local forums, VET THEM, !! ASK " are you direct with the owner"  do not ask, if they are direct with seller, seller could be the wholesaler, DIRECT with owner. If they say, yes, then ask who is the owner. When they say I can't tell you that, say, its public info. If they still hesitate, that is usually a red flag.  Look up the owner on the county site so to verify they are telling the truth. I have had wholesale clowns try and sell me my own property,

BTW are you cash? If not it will be difficult to get a great deal.

@Alex Ficco is a solid wholesaler in my opinion. He runs a great meetup and his team is super knowledgeable.

I'd be weary of flipping (especially if you're just starting out) in this current market. They are no longer flipping at the moment - just wholesaling.

Small multifamily is where we see the best "flipping" opportunities right now. Best of luck to you!

Wholesalers generally look out for their best interests.  I'm an investment Agent in Reno and we specialize in helping investors find deals.  We do a total market analysis of rent data then calculate all the investment metrics to pick the best ones for your buy box.  We do not buy properties ourselves, that would be a conflict of interest.  We provide tools to you.   I'd be happy to share more knowledge about the Reno market.

subscribe to as many wholesaler emails you can find. In my professional experience with wholesalers they generally tend to over estimate that ARV. Ask for comps they have used or pay a realtor a small fee to run comps for you. i'll send you a message for a solid wholesaler I work with in the DFW area of Texas
