Square foot purchasing price?

I seem to keep coming across things that I am not sure about. I have had a potential buyer tell me that they are looking for 1200+ sq. ft. homes at $40-50 a square foot. Now I am fairly sure that means you just divide the price of the property by the square footage but I have also been fairly sure of other things in the real estate world and found out that I was either slightly wrong or totally wrong. Any help with this would be a big help. Thanks in advance.
