Thoughts on getting started on Long Island (My First Post!)

Hi everyone. I am currently reading "How to Invest In Real Estate The Ultimate Beginner's Guide" and I have some specific questions for getting started in my area. Initially, I thought I would get my start in buying a rental property, but now after doing some reading, I think it may be better to get my start in flipping. If anyone has any advice or stories they would be willing to share it would be greatly appreciated.

 LI do not even waste your time. It is very difficult to find anything there and the taxes will kill the deal . I am originally from there. I did about 15 deals there ( 14 years or so ago) before doing all my biz out of state. BTW do you have about 400k is cash? Thats about what it will take to do a deal there. My cousin is broker there and he even stopped doing deals there many years ago, very difficult,
