Starting out on my first rental property

Hi all,

Need some help. 

I am looking to invest in my first rental property locally in and around Austin areas and wanted to see if there are any local kind hearted veteran investors who is willing to share their knowledge on how to get started in this process as i am completely NEW to rental property investing. 

The hard part is to be able to find rentable properties that can generate positive cash flow or worst break even.
