Sitting on undeveloped 5 acres in Austin suburbs

Hey guys.  I am new to real estate development but would like to learn how it works through trial and error.  My dad has a 5 acre undeveloped lot in the suburbs of Austin, Texas and doesn't have any plans for it.  I would like to develop the property and build a house on it with intent to sell or rent out as an Airbnb in a popular wedding destination area.  Any advice from people who have done this before?
