BiggerPockets new Short-Term Rental Calculator
Hey everyone! I wanted to share some exciting news here at BiggerPockets as we have launched a new downloadable spreadsheet for analyzing short-term rental deals.
Once you pull in some numbers from a STR data source like AirDNA, Rabbu, Mashvisor, etc., you should be able to see if a deal pencils out for you. We include real expenses accustomed to STRs so you can see the actual operating costs. It is not just a mortgage and utilities payment each month!
More advanced financials include IRR, Cash-on-cash return, Cap Rate, 5 Year Appreciation values, and all other high-value STR metrics for a solid long-term investment.
I helped create the calculator, so if you have any questions, please feel free to reach out. For now, it is an Excel spreadsheet but can be pulled into Google Sheets and Numbers (even though the formatting may get a little funky).
