Lawton, OK rental properties?

Question

I’ve been evaluating deals on single family homes in Lawton, OK and the cash flow seems pretty nice.

Im curious if other investors are in this area? I know it’s a military town. Would love to get some feedback from locals or current investors.

Hey Sammie,

I actually lived in Lawton for 2 months and I don't know if you have been there, so I just want to give you my perception on what the city looks like.

Keep in mind that this is a personal opinion from my own experience, and if the numbers work to you, go for it. I just want to give an overview of the characteristics of the city and people for the sake of adding any bit of valid information to your research. Again, this is based on my own experience, so others might disagree.

1. The city's infrastructure is not the best, streets are awful and every building is old. I definitely don't think that this is the case of an emerging city that will experience a boom in a near future, but who knows.

2. Half of the people I met were in the military or worked in the base at some point.

3. People told us that the streets weren't safe at night, and I can confirm that because we had a trailer stolen from a parking lot overnight!

4. Despite all that, I did visit a couple of nice neighborhoods (not many) and if the properties you're looking at happen to be in one of those, you're at a much better spot than what I have described above.

Just be aware that the city is underdeveloped and you might want to be extra careful when choosing tenants to make sure that you'll be collecting your rent every month.
