What is your process for adding rooms to a SFH project?

Morning!  I'm not a real estate investor, but I like learning. I'm currently reading David Greene's book on BRRRR and was curious about how you all go about planning or visualizing added rooms to potential purchases.

I went on Zillow and found this 1900 square foot house with 2 bed, 1 bath and a nice floorplan in the listing. Its an old house that would need a renovation, so I was thinking about how I would add rooms to it and realized I'm pretty clueless about it.  What would your thoughts be on adding a bedroom and bathroom to this floorplan without expanding square footage?  OR is this something you would take to your favorite contractor and ask them to come up with a plan? Or maybe a little of both?

That is a lot of sqft for only a 2 bed. The sunroom is a bit of waste for the sqft but could turn into a reading nook or something if needed. The easiest spot would probably be the dining room and change the office to more of a smaller dining area. Moving walls usually requires figuring out what is or isn't load bearing and likely putting a large and usually expensive header. It is usually much easier to seal a existing door way then it is to move walls in my experience.

Dang that's a bad layout. But I could easily make this a 3 bed, 2 bath within the existing sq ft.  But @Wesley Wilk if you havn't done this type of rehab and you are not a real estate investor (so this is your first go) then I would not take something like this on.

You'll need to learn real estate investing first, then embark on strategies.

Ironically, I called myself a real estate investor for a year before I bought a property. Because I got trained and knew that it was just a matter of time I'd find a deal.
