Protecting yourself as a birddog...

Just curious, I know there is a contract and I've seen it recommended that when acting as a birddog to have both parties sign a contract, non-disclosure, and/or non-compete. Recently with the massive interest in REI, I've seen numerous ads locally for "property locators" that directs you to a website form to "register" and then submit properties. Of course there is an agreement but they are more or less I/C agreements.

Aside from having an attorney draw up a specific contract, what exactly is the best way to protect your interests as a bird-dog? Meaning, if I am referring a property, how can I ensure I don't get thrown under the bus, and a deal is cut behind my back?
