Fort Worth Mortgage Interest Rates

I just got pre-qualified for a mortgage loan from Chase Bank this morning and I was allowed a good sum. But one thing that concerns me is the interest rates. I checked online and couldn't find any definite answer to these averages online. Some paid advertisements say they can get you 2.7% but the websites look so amateur that I just ignored them and exit out of the site. Right now I am prequalified for a little over $100k with a fixed 4.75% interest. Is this any good? I would like to hear from some BP'ers in Texas or better yet Dallas-Fort Worth. If its not, where's a good place in Fort Worth you would recommend to visit? Sorry if this has already been asked but I am hoping to get specifics in my area.
