What to look for when picking a SFH or Duplex

Hi, I'm getting into real estate investing with my father. I was curious what you all when your looking around for homes you consider the most when picking a home. Thank you.

Currently for me it's long term appreciation. For example, we recently bought a beach property we're using as a short term rental. The cashflow is negligible, if not negative, but I wouldn't be surprised to see it double in value over the next 10-15 years.

I'm younger though. Maybe as I age I'll shift to properties with less long term potential and more cash flow today to replace my income.

The other big things for me are price and property class. Price is obvious. Most deals should work if the asking price is low enough. Property class is more about the headache I want to put up with. If I had more time and energy maybe I'd be willing to put up with more risky properties for a few extra % return, but not at this point in my life. I want B class properties or better.
