Looking for an investor mentorship

Hello

I am jus starting out but have been reading many books and watching videos. I have not landed my first deal and have been very intrigued with the creative financing options that are available. I would love to find an experienced investor that is local/somewhat local that would be willing to meet once a month or more to give me more direction.
I have currently given myself a goal of finding 50 distressed properties locally within the next 2 weeks from just driving around. I then get the address and take pictures of the properties. Then when I am complete with this step I will then work on finding the owners information and more about the properties. After doing this step I am wanting to create little profolios for the properties that I believe could be potentially good deals. I am trying to do things step by step so I do not overwhelm myself. I would love to be benefical to the mentor by providing my time and work into whatever may need done to complete the process.
