Hey all I'm new to this platform and I am gearing up to make my first investment using the BRRRR method.

I used the BiggerPockets deal calculator to evaluate a property, but it's a bit involves. Is there a simpler calculator or app or Google spreadsheet that I can use which would take five minutes to evaluate whether or not to spend more time doing my due diligence on a property
