Real estate agent license - worth it?

Hey everyone! I have been in here for several months and have been learning a lot and networked some. I have run into the problem of having no cash to get started again. Even when a deal says no money down, hml and pml still need some form of liquidity or reserves before they'll lend it seems. I am considering getting my real estate agent license to 1) hopefully make some capital from selling our assisting buyers in purchases over the next year to get started, and 2) gain access to the MLS to get myself better at analyzing deals and having real time data of deals in my area. I guess my question is, can this be a good strategy to with making some money to get started and present opportunities to network on my area (Cameron, MO)? I don't want to wholesale or bird dog. I need a work from home opportunity as I have two small children. I have met with a local brokerage and a couple local real estate agents. I'm just not sure if this is the smartest use of my limited resources or time. Any experience or advice would be great before I pull the trigger on starting the required study hours for the exam! Grateful to be a part of this group!

Hello.  I am not an agent, and I only know about you what you posted, but... is becoming an RE agent an easy way to make quick cash from home?  Everything I've read would suggest the answer to this is no.
