Resources for finding realistic rental rates?

Quick question for people who buy rental properties.

How do you find realistic rental rates? I have a mentor in my area (a RE agent), and she is providing me rental rates far above numbers I am finding through online sources like RentOMeter and Zillow. To be fair, the properties I am looking at are multi-unit, so I would assume renting spaces individually would provide better cashflow.

My mentor chalks her estimates up to experience and knowledge of comparable properties, but I don't want to get burned by high estimates on my first property.

Any advice or resources would be greatly appreciated.
