Just starting out looking for some wisdom!

Hey all. My name is Dylan and I am from New Jersey. I have a background in web development and automation and am looking to start doing real estate full time now. I was just wondering if anyone had any good words of wisdom for me or any cool ideas for automating data feeds (liens being filed, running all properties in a town to see tax status, etc). Lean into your superpower: pick one niche data edge, automate it clean, then monetize it with deals. Start by choosing a county and one signal with intent (new code violations, pre‑foreclosure filings, utility shutoff lists, tax delinquencies). Script a daily scrape or API pull, normalize owner + parcel IDs, geofence by buy box, and push hot leads to a simple dashboard with scores like days‑delinquent, equity proxy, and landlord tag. Add alerts, then test outreach on 10 records a week. Keep it legal and ethical, document your pipeline, and iterate until it produces one legit conversation per week. Then scale to a second signal.
