New Landlord Quadplex Florida
Hello, I'm a 24-year-old owner of a quadplex out in Florida. They are brand new units that are almost done with construction (each unit is a 3-bed 2-bath unit). They will finish in December of 2025. I've been reading up on best landlord practices and gathering all the documents I'm going to need to cover myself (I will be self-managing). I plan to house hack (live in 1 unit and rent out the other three), but I'm still feeling like I'm not prepared enough. Is there any general advice more experienced landlords would have for someone in my position? To be honest, I just jumped into this project without much planning or forethought and am now beginning to feel the weight of the situation. During the construction phase, the finish line seemed so far away, but now it's going to be here in less than a month. I've also heard it's very difficult to fill units during the wintertime, and that is going to be my first challenge is finding the renters. Once I've found the people to fill the units, the financial burden will be lifted in a way and outsourced to my renters. Another question would be, what are the best ways to attract renters during the wintertime?
