Looking into my first property

Hi Everyone,

I am getting closer to the buying phase, having spoken with agents, lenders, PM etc in the area. I find myself second-guessing every deal, afraid that I'll miss something that ruins the deal. I keep hearing that at some point I will need to take the plunge, and I'm trying to balance being careful and judicious while also not falling into analysis paralysis. How have you overcome taking the step into the first deal? When did you know it was time to offer and close on a deal? Any suggestions specific to the Fairborn (and Dayton broadly) area that could be pitfalls if not looked into? Thank you for your time.

     I just bought a duplex with a house hack. I had no clue what I was doing. On my second deal I backed out due to inspection which I regret because the property is worth way more now, 6 years later
