Point me in the right direction
Hello all, I'm brand new to the forums outside of my introduction post and I'm hoping you can point me in the right direction.
My fiancée and I are getting married soon and after finishing that up and cleaning up our remaining credit card debt, we'd like to buy our first investment property. Full disclosure we already own 2 houses and rent one out after she moved in with me, but we didn't buy that house with investment intentions so we don't count that one as our first. Our long-term goal is to replace our W2 jobs so as we grow our family we have more flexibility to spend with each other and future children. We know that's a long-term and not a short-term goal though. Currently, we don't have a large savings account, but we do both have around $100,000+ in equity in our homes.
My question for you all is would you recommend starting with rental properties or flips considering we will likely be starting by using a HELOC? Or would you suggest something different entirely.
As a side note: one of my mother's best friends is a well respected realtor in the area who has been very successful for years now and I will be using her as our agent and she will absolutely guide us as well throughout the process. (She may even be in this forum idk) I just want to hear from as many seasoned vets as possible before jumping into things blindly.

Hi Josh,
The best thing for you and your Fiancée to do in my opinion is the Brrrr method. Use a Heloc and hard money to purchase a fixer home and repair it. After you've rented and refinanced the property keep repeating the same method before you know it you'll have a nice portfolio. Also I have some options on 4 plexes out here I could get you in on contract for around 40k down and just have management do everything for you.
