Getting started with wholesaling

Harrison Glass
Posted

I am new to the real estate investing business and I am looking for some help. I have attended multiple in person seminars and workshops on how to get started which has made me somewhat abreast to some of the ins and outs of the game (things like wholesale deals, PML, HML, the importance/ convivence of finding off-market deals, fix and flip strategies etc). Realistically I know me paying these same companies $30k for a "we will hold your hand" package is not something I can do financially, nor trust. No shame to those that I have, this is just not my path. My credit is good but not mature enough for loans to be approved for this process also.

I see this industry changing my life, as well as the lives of my family members. Is there anyone who can assist me on a tactile first step into wholesaling? Financially, starting here would be best for my career given I have very little capital.

Smart move avoiding those hand-holding packages. Here's what most people miss about wholesaling with no capital: you need a system to handle volume efficiently. Most beginners think it's about finding one great deal, but it's really about processing 20+ leads per week consistently and following up relentlessly. The magic happens in your follow-up, most deals close on touch #3-7, not the first call. What's your current plan for lead flow and follow-up?
