Long-Term rental with On-Site Manager

Hi there: I'm gearing up to rent out my house in order to move south. It's a very large house, 2 floors upstairs and 1 basement apartment for the manager to be onsite. The reason I need an onsite manager, is because of the rural-type location and the challenging terrain on which the property sits. Any tips on how to get started? I know that I need contracts for both the on-site manager and the renter for the upper floors. But, what I was wondering; would it be more advantageous to actually go through the process of making it so that utilities are split? I just have so many questions. The utilities can vary widely from winter sub-zero temps to up to a few days over 80 degrees in the 3 months of summer we have.
