Newbie Looking for Self Storage JV Help

Hi! I'm not entirely new to the real estate investing world but I'm new to Self Storage. I was a wholesaler and am confident in finding off market deals. But I'm trying something new. 

I just turned 30 and baby #1 is on the way, so I started looking into buying a Self Storage facility via seller financing. I'm looking for some general help.
