Active Duty planning on buying in CA (VA loan)

Hey everyone, I'm looking at homes around 700k. I'm preapproved 725k through veterans united. 700k with USAA, waiting on NavyFed pre approval. 

- Need help with which lender I should use? (Anyone know better lenders for better interest rates?)

- How should I counter home offers for them to cover closing costs? (is that feasible to demand)

- What are questions, should I ask these loan officers to understand my closing cost in its entirety?

- Should I have a real estate agent, or could I cover the negotiations myself?

Areas I'm interested in is Fallbrook CA, Temecula, and Murietta

Zipcode: 92028 roughly
